Choosing a Real Estate Data Platform: 12 Questions to Ask Before You Buy

By FlipProperties Editorial TeamPublished October 22, 2026Updated October 22, 2026PropStream figures checked October 2026

Most investor data platforms draw on the same kinds of sources: county records, MLS data and data partners. What separates them is what they do with that data, what they charge on top of the plan price, and whether they fit how you find deals. These 12 questions help you compare any platform, including PropStream, before you commit.

The 12 questions

  1. 01

    How do you find deals?

List building at a desk, driving neighborhoods, or calling and mailing at volume each point to different tools. Start with your workflow, not the feature list.

  2. 02

What does it cover in your market?

Coverage claims are national; what matters is your county. Run test searches during a trial and spot-check results against county records.

  3. 03

Which lead lists and filters does it have?

Count isn't everything. Check for the specific lists you work, like pre-foreclosure, high equity or tired landlords, and whether you can stack them.

  4. 04

Where does the data come from, and how fresh is it?

Recorded facts are reliable as of the recording date; estimates and flags can lag. Ask how often each data set updates.

  5. 05

How are value and equity estimated?

Most platforms use automated estimates. Federal quality rules for these models cover mortgage lenders, not investor platforms, so plan to check values with your own comps.

  6. 06

What do phone numbers and emails cost?

Some plans include a monthly allowance; others charge per contact. Prices we checked ranged from 4¢ to 12¢ per contact, depending on the platform and plan.

  7. 07

    What costs extra?

Add up skip tracing, mail, exports, extra users and documents. The plan price is rarely the whole bill. What costs extra?

  8. 08

How many users and exports do you get?

Team seats and monthly export limits vary widely. Check both against how many people and records you'll actually use.

  9. 09

Does it handle outreach, or will you need other tools?

Some platforms include dialers, texting, email and direct mail; others focus on data and connect to a CRM. Know which gaps you'll fill and what that costs.

  10. 10

Does it help you stay compliant?

Look for Do-Not-Call flags and scrubbing, and remember the calling rules still apply to you, whatever the tool does.

  11. 11

Can you analyze deals in it?

Comps, repair estimates and profit tools save time if you flip; wholesalers may need less.

  12. 12

    What does the trial include?

Trial lengths we checked ranged from 5 to 14 days, and some limit purchases or exports during the trial. Plan a real test: pull a list in your market and run it through your whole workflow.

Choosing a platform: questions

There isn't one best platform for everyone. The right one depends on how you find deals, what you'll pay for contact data and outreach, and how well it covers your market. Use the 12 questions above and test your top picks during their trials.

Many draw on the same kinds of sources, like county records and MLS data, but they package, update and estimate it differently. Compare results in your own market.

Entry plan prices we checked start between $99 and $249 a month, but add-ons like skip tracing, mail and extra users can raise the total. Build a sample month before you commit.

If you don't have a CRM and want one login, an all-in-one platform can help. If you already have a CRM you like, a data-focused platform that exports or connects to it may cost less.

Pull a real list in your market, skip trace part of it, check a few records against county records, and run one property through comps. That shows you the data quality and the workflow, not just the feature list.
