On-Market Properties: MLS Data for Comps & Market Analysis
Unlike the other categories on this site — which surface off-market motivated sellers — on-market properties are actively listed on the MLS. PropStream's daily MLS feed is a comps, valuation, and market-analysis tool: pull comparable sales for deal underwriting, track price reductions for negotiating intelligence, and watch listing activity in your target markets. This is research capability, not off-market lead generation.

Your comps and market-analysis edge
Every property on the MLS has one thing in common: the seller has already decided to sell. That's a pre-qualified lead. What retail buyers do — wait for the perfect listing at the perfect price — investors don't have to do. You're not shopping for a home; you're solving problems. A seller sitting at 90 days on market has a problem: the retail market has passed, the agent's marketing budget is exhausted, and every open house without an offer deepens the negotiation disadvantage.
PropStream's On Market lead type gives you the same MLS data agents see, plus the motivation signals they hope you won't notice: how long it's been sitting, how many times the price has been cut, and whether the seller has equity to work with. You're not competing with retail buyers — you're catching the sellers retail left behind.
Four motivation signals beneath the listing
Stale listing
Days on market 60+
The seller has been sitting. Their agent is getting nervous. The price is softening. Every day on market is a discount signal — and the seller knows it.
Price reduction
Price-drop history
The seller just acknowledged they were overpriced. They're now negotiating against themselves. The psychology has shifted from 'what can I get' to 'what can I close.'
FSBO
FSBO filter
For-sale-by-owner — no agent commission, no agent ego. A direct conversation with an owner who's already decided to sell but doesn't want to pay 5-6% for representation.
Expired / relisted
Listing history tracker
The listing expired and was re-listed, or it expired and the owner is sitting on an unsold property with no representation. Both are opportunity.
How to find on-market leads in PropStream
- 01
Select On Market.
Pulls every active MLS listing in your market. This is the widest funnel — now filter it down.
- 02
Filter by days on market.
60+ days is the standard floor. At 90+ days, the seller psychology has shifted from 'getting the price' to 'ending the process.'
- 03
Check price-drop history.
A recent reduction means the seller just recalibrated. They're now negotiating against themselves. Follow up within 7 days of a price drop.
- 04
Verify equity, then reach out.
Make sure there's room for an investor offer. Then contact — with an agent if the listing has one, directly if FSBO.
The stale-listing stack.
Every listing is a lead. Days on market and price drops isolate the sellers who are ready:
RESULT
Stale listings with recent price drops and room to close — sellers who've moved from 'waiting for retail' to 'ready to deal.'
How on-market data fits your workflow
The on-market data feed isn't a motivated-seller lead source — it's a comps and analysis tool. Pull recent sales to underwrite deals with real market data. Track price reductions in your target neighborhoods to understand where the market is moving. Identify stale listings (90+ days) where the seller may be open to creative terms — but understand these are listed properties with agents, not off-market opportunities. Use on-market data alongside off-market categories (pre-foreclosure, absentee, vacant) to round out your intelligence: off-market for deal flow, on-market for pricing confidence.

In PropStream, the On Market lead type pulls from daily MLS feeds — the same data agents use. For comps: pull recently sold properties in your target area with similar square footage, bed/bath count, and lot size. Filter by sale date (last 90 days) and proximity (within 0.5 miles for urban, 2 miles for suburban). Export the data and calculate price-per-square-foot averages. This gives you market-verified pricing for every offer you make.
On-market means the property is listed on the MLS with an agent — the seller is actively marketing at retail. Off-market means the property isn't listed: pre-foreclosures, absentee owners, vacancies, probates, etc. On-market data is for comps, pricing intelligence, and market analysis. Off-market data is for finding motivated sellers before they list — or without them ever listing. Use on-market for valuation confidence; use off-market for deal flow.
Occasionally — specifically from stale listings (90+ days on market) where the seller is fatigued and the agent is frustrated. But these are listed properties with representation, which means agent commissions, formal offer processes, and retail-level pricing expectations. For off-market motivated-seller deals — the kind investors build businesses around — use the off-market categories on this site: pre-foreclosure, absentee, vacant, tax liens, probate, and the other 18 lead types PropStream supports.
Yes, as a research and comps tool — not as a primary deal source. On-market data gives you the market intelligence you need to price every off-market deal with confidence: recent sale comps, listing activity trends, price-per-square-foot benchmarks. It's the category that makes every other category more profitable. For deal flow, use the 18 off-market lead types; for pricing power, use on-market data.
