Direct Mail for Real Estate Investors: Lists, Letters and Tracking
By FlipProperties Editorial TeamPublished October 22, 2026Updated October 22, 2026PropStream figures checked October 2026
Direct mail reaches owners at the address on the tax roll, with no phone number needed and none of the calling rules. It's slower and costs money per piece, so it works best with a short, targeted list and a planned sequence. This guide covers what to send, what it costs, how to track it, and the few rules that apply.

Why mail still matters for investors
Every owner has a mailing address on the county tax roll, even when skip tracing can't find a phone number. Mail doesn't fall under the federal calling and texting rules, it reaches absentee owners where they actually get their tax bill, and a letter gives the owner time to decide when to respond.
How to run a direct mail campaign
- 01
Build a short, targeted list.
Stack filters like equity, ownership length and a motivation signal, so you're mailing owners with a real reason to sell.
- 02
Mail the tax-bill address.
Use the owner's mailing address from the tax roll, not the property address. For absentee owners, that's where they actually get mail.
- 03
Pick the piece.
Postcards cost less and read at a glance. Letters cost more but feel personal and leave room to explain your offer.
- 04
Plan a sequence.
One mailing is easy to miss. Schedule several mailings to the same list at a set interval.
- 05
Track and clean the list.
Track deliveries and returned mail, remove bad addresses, and log every owner who asks you to stop.

Launch "starting at" prices from PropStream's August 4, 2026 direct mail announcement. USPS rate changes can affect them, and discounted rates may depend on your plan or PropStream Connect, so check current prices in your account.
Tracking what works
PropStream's direct mail shows piece-level delivery tracking, a campaign timeline and return-to-sender counts, and it can schedule a multi-send drip to the same list. Add your own response tracking too: a separate phone number or web page for each campaign tells you which list and which piece produced each call.
The rules that do apply
Mail isn't covered by the federal calling and texting rules, but a few rules still matter. Don't design mail to look like it comes from a government agency or the owner's lender: federal law requires specific disclaimers on solicitations that imply a government connection. Some states also regulate offers to owners in foreclosure, with required contract language and cancellation periods. Honor every request to stop mailing. This is general information, not legal advice.

It can. Mail reaches every owner at their tax-bill address, including owners skip tracing can't find, and it isn't subject to the federal calling and texting rules. Results depend on your list, your message and how often you follow up.
It depends on the piece and the vendor. In PropStream's August 2026 launch pricing, postcards start at $0.57 standard class and $0.59 first-class, and letters start at $0.85 standard class and $1.25 first-class. USPS rate changes can affect prices.
Postcards cost less and read at a glance, so they suit larger lists and repeat touches. Letters cost more but feel personal and leave room to explain your offer.
There's no set number. One piece is easy to miss, so plan a sequence of several mailings at a regular interval, and stop for anyone who asks.
Mail isn't covered by the federal calling and texting rules, but don't make it look like a government or lender notice; federal law requires disclaimers on solicitations that imply a government connection. Some states regulate offers to owners in foreclosure. Check with an attorney for your state.
PropStream's help page says delivery typically takes about two weeks through USPS, so plan your sequence around that.
