The most common wholesaling mistake is finding a deal first, then scrambling for a buyer. A deal under contract with no buyer lined up is a liability — the clock is ticking, your earnest money is at risk, and every day without a buyer increases the chance the seller walks. The investors who close consistently are the ones who built their buyers list months before they found their first deal.
Cash buyers don't need to be convinced — they need to see numbers. They buy 5, 10, 50 properties a year and make decisions in hours, not weeks. Your job isn't to sell them on real estate; it's to surface the deals that match their criteria and get out of the way. Build the list once, market every future deal to it, and the list compounds — each closed transaction adds another buyer who will take your next call.

Pull recent all-cash transactions.
In PropStream, filter sales by 'Cash Buyer' under transaction type. Set the date range to the last 12-24 months. This returns every property in your market that closed without a mortgage — roughly 30% of all residential transactions nationally. Each buyer on this list has proven they can close with cash.

Identify repeat buyers.
Sort by buyer name or LLC and look for entities that appear 2+ times. A single cash purchase could be an owner-occupant downsizing with equity — not a repeat buyer. Two or more purchases in 12-24 months is an investor. Three or more is an active buyer you want on speed dial. Stack by purchase frequency and LLC status.
Filter: (1) 2+ purchases in 24 months — eliminates one-off buyers. (2) Purchased through an LLC — professional investors, not accidental cash buyers. (3) Active in your target ZIP codes — buyers who already invest in the neighborhoods you source. This stack produces a list of 20-50 active cash buyers per market.

Build contact profiles.
For each buyer on your list, pull: LLC name and registered agent (from the secretary of state), mailing address (from the deed), portfolio of properties purchased, preferred price range and property type, and average hold time. This tells you what they buy, where they buy, and at what price — so when you find a deal that matches, you know exactly who to call.

Market your deals to them.
Cash buyers don't need to be sold — they need to be informed. When you have a deal under contract, send a short email or text: 'I have a 3/2 in [neighborhood] under contract for $X. ARV $Y, needs $Z in work. Closing in 14 days. Want the details?' Cash buyers make decisions in hours, not weeks. Because the deal is worthless without a buyer. The #1 mistake new investors make is finding a deal first, then scrambling to find someone to assign it to. Start with the LLC's registered agent address from the secretary of state — that's often the buyer's home or office. Cross-reference with PropStream's skip tracing for phone and email.
