Why Flip Comps exists

Most investors run deal numbers in a spreadsheet. They pull comps from one source, estimate repairs from experience (or guesswork), calculate MAO manually, and project profit in a separate tab. That workflow works — but it's slow, error-prone, and disconnected from the property data. By the time you've finished your spreadsheet, another investor has already made the offer.

How Flip Comps works

    Pull the property and its comps.

    Enter the property address in PropStream. The system pulls the property details, estimated value, and recent sold comps within your search radius. Adjust the comp radius (0.25–2 miles) and date range (3–12 months) to match your market — tighter for dense urban neighborhoods, wider for rural or sparse-suburban areas.

    Select your best comps.

    PropStream surfaces 10-20 recent sales. Pick the 3–5 most comparable by square footage, bedroom/bath count, year built, lot size, and condition. Uncheck comps that are outliers — a property 500 sq ft larger or a gut renovation skews your ARV. The tighter your comp selection, the more accurate your ARV.

    Estimate repairs with the rehab calculator.

    PropStream's rehab calculator breaks repairs into categories: kitchen, bathrooms, flooring, paint, roof, HVAC, electrical, plumbing, exterior, and landscaping. Enter a cost estimate for each line item based on a walkthrough or photos. Use the mid-range default estimates if you haven't seen the property yet — you'll refine after the walkthrough.

    Calculate your MAO (Maximum Allowable Offer).

    PropStream's Flip Comps computes MAO using the standard formula: (ARV × 70%) − repair costs. This is the price at which your flip still generates a profit after purchase, renovation, carrying costs, and sale. Adjust the 70% multiplier based on your market — competitive markets may require 75%, distressed markets may support 65%.

    Review the profit projection.

    The Flip Comps screen shows estimated profit after all costs: purchase price, repairs, holding costs (taxes, insurance, utilities during rehab), selling costs (agent commission, closing), and financing costs (hard money interest). If the projected profit is below your minimum — typically $25-30K for a single-family flip — the deal doesn't work. Walk away or renegotiate.

The MAO formula, explained

Every flip investor uses some version of this formula. Here's what each piece means:

Flip Comps questions

Regular comps show you what similar properties sold for — they give you an ARV. Flip Comps adds the rehab calculator and MAO formula on top of that, so you go from 'this property is worth $X after repair' to 'I can offer $Y, spend $Z on repairs, and make $W profit.' It's the full deal-analysis pipeline, not just a valuation tool.

The calculator provides mid-range national average cost estimates for each repair category. These are starting points, not bids. A kitchen remodel might default to $25K — your actual cost could be $18K for a cosmetic refresh or $50K for a full gut with custom cabinets. Always get contractor estimates before making a firm offer. The calculator gets you to a ballpark MAO; the walkthrough gets you to a hard number.
