The real difference

PropStream is built around list building and deal analysis: 21 lead lists, comps, a Rehab Calculator and a Fix and Flip Analyzer. PropertyRadar is built around reaching owners: every plan includes a monthly allowance of phone numbers and emails, plus email campaigns, workflows and next-day direct mail. If you mostly build lists and run numbers, PropStream fits. If you want contact data and marketing in one tool, PropertyRadar is worth a look.

What a month can cost

Say you need 1,000 phone numbers in a month on the entry plan. On PropStream Essentials, that's $99 plus about $120 at 12¢ per contact, or about $219. On PropertyRadar Solo, it's $119 with 250 numbers included, plus 750 more at 8¢ (about $60), or about $179. On the middle tier, PropStream Pro includes skip tracing through PropStream Connect up to an included amount, so $199 may cover it, while PropertyRadar Team is $249 with 500 included, plus 500 more at 6¢ (about $30), or about $279.

Example uses list prices checked October 22, 2026. PropStream charges per contact; PropertyRadar prices phone numbers and emails separately.

PropStream vs PropertyRadar FAQ

It depends on the tier. PropStream is $99, $199 or $699 a month; PropertyRadar is $119, $249 or $599. PropStream costs less at the entry and middle tiers, and PropertyRadar at the top tier. Add-ons like contact data and mail change the total.

PropertyRadar includes a monthly allowance of phone numbers and emails on every plan (250, 500 or 2,500), then charges 8¢, 6¢ or 4¢ per contact. PropStream charges 12¢ per contact on Essentials and includes skip tracing on Pro and Elite through PropStream Connect.

Yes, 5 days, with 5 free phone numbers and 5 free emails. Purchases like exports and appends aren't available during the trial, and its FAQ says a credit card is required. PropStream's trial is 7 days with 50 free leads.

PropStream says it covers more than 160 million properties. PropertyRadar says it covers all 50 states but doesn't list a total count on its pricing page, so compare coverage in your own market during each trial.

PropertyRadar sends first-class, tracked postcards the next day with no minimums: 4x6 postcards start at 66¢ on Solo and drop to 60¢ on Business. PropStream postcards start at 57¢ standard class in its August 2026 launch pricing.

You can, for example one for list building and analysis and the other for contact data or marketing. Compare your total monthly cost first, because both charge for add-ons.
